Robert Salwasser

Robert Salwasser ensures IPS doesn’t merely help clients manage their buildings, he helps them run profitable real estate investments. 

Robert co-founded IPS in the mid-1980s after completing his education in economics and law. He began by consulting and representing Bay Area landlords in hundreds of property tax appeals and rent control hearings. Simultaneously, he realized the early potential of technology to revolutionize real estate investment and developed an early, web-based MLS for income property.

For the past 3 decades, Robert has led the IPS team in serving individual investors and family offices wanting to grow their real estate investment portfolios. Robert’s vision is to unite first-class property management with investment profitability and cash-flow for his clients in every season.

Clay Llewellyn

Chief Operating Officer

Clay Llewellyn sits on the Board of Directors of IPS and oversees quality control, growth, and succession of the firm into its next generation of leadership. Clay first joined the IPS team in 2015 and shortly thereafter received his CA Real Estate Salesperson license and has since become a licensed broker. 

Clay is originally from Phoenix, AZ where he studied at Arizona State University and Grand Canyon University. He spent three years working in the Phoenix Real Estate/Property Management market with Laramar (a REIT based in the Midwest) while obtaining an MS in Industrial and Organizational Psychology from GCU. 

In his free time, this former collegiate volleyball player enjoys following sports of all kinds and keeping up with his ASU Sun Devils.

Tina Michael

Controller

Tina brings over twenty years of property management experience to the organization.  She oversees the financial reporting and accounting department.

Tina Michael is responsible for IPS’s accounting functions which include financial and investor reporting, financial analysis and cash management.  Prior to joining IPS in 2013, Tina held various financial management positions over a fifteen-year career for both fee and owner-managed commercial and residential properties in Utah and Oregon.    She is a native of Utah and earned her Bachelor of Science in Business Administration Management from Portland State University. 

Brandon Silversprings

Director of Asset Performance

Brandon Silversprings joined IPS in early 2019 as Director of Asset Performance. He oversees on-site operations to improve the overall financial performance of each asset. His areas of expertise include client relations, providing supervision to resident managers, budgets, sales and acquisitions, renovations and overseeing maintenance operations.

Brandon brings 15 years of experience in the multifamily industry including ownership and portfolio management. Before joining IPS, he served as a Resident Manager, Regional Manager, and General Property Manager at several Bay Area management companies. 

In his time away from work he enjoys studying nutrition, fitness, writing poetry and spending time with his wife and 2-year-old son.

Shawn Hansen

Director Of Partnerships

Shawn Hansen joined Income Property Specialists in 2018 to develop growth opportunities in existing and new markets as the business expands. Hansen develops and manages internal business processes. In addition, Hansen reaches out to high net-worth individuals, families, institutions, and brokers throughout the SF Bay Area. 

Shawn grew up watching his father buy and sell real estate in Southern California. He spent 6 years working in Southern California real estate and mortgage banking for homeowners and investors. Shawn has been in the Bay Area since 2012, and prior to coming on board with IPS, he worked with Costar Group as a Bay Area industry executive in information and marketplace data.

Jason Cotton

Director Of Marketing & Leasing

Jason Cotton joined IPS the beginning of 2020, as Director of Marketing and Leasing. He oversees evaluating market rents, identifying market trends, leasing strategies, and advertising.
 

He has been extensively involved with property management since 2001. He started out as a part-time leasing consultant while going to college. From there he has worked in multiple facets of the industry including managing 300+ unit properties, managing and maintenance for historical buildings, multi-site management, managing and strategizing multiple lease-up properties, and managing add-value acquisitions.

Outside of work Jason enjoys video games and biking with his 11 year old son, camping, hiking, and kayaking.
